Most plot fraud follows the same pattern: a seller collects money for a plot the cemetery will never transfer. One rule stops almost all of it.

The one rule

Never send money to a seller before the cemetery confirms in writing that it will record the transfer.

A plot is only yours when the cemetery records the transfer in its own books. Until the cemetery confirms it will do that, you are sending money for a promise. No legitimate seller needs your payment before that confirmation exists.

How a transfer actually works

Every cemetery sets its own process, but the steps are almost always the same. Work through them before any money moves.

  1. Confirm the seller is the owner of record. Call the cemetery office directly and ask. Do not rely on documents the seller shows you.
  2. Ask the cemetery what its transfer fee is - what the cemetery charges to update the deed - and who pays it. Transfer fees are usually $50 to $500, paid by the buyer, the seller, or split.
  3. Ask whether the cemetery has a right of first refusal - the right to buy the plot back at the same price before you can. Get the answer in writing.
  4. Ask what paperwork the cemetery requires. Most cemeteries need a deed or ownership certificate transferred to your name, sometimes notarized.
  5. Pay the seller only after the cemetery confirms in writing that it will record the transfer.
