Price is the least reliable comparison point
Two resale listings at the same cemetery can carry very different prices for reasons that have nothing to do with the seller's asking behavior: a companion plot costs more than a single, a section closer to a road or mature trees can carry a premium, and a plot with an endowment care fund already paid may be priced higher than one without. Before you compare price, compare what's actually being sold.
What to compare, in order
1. Cemetery confirmation of ownership
This matters more than anything else on the listing. Call the cemetery office - not a number provided in the listing - and give them the section, lot, and space. Ask them to confirm the current recorded owner and whether that person is eligible to transfer the right to you. If the cemetery can't confirm the seller owns what they're selling, the listing isn't worth comparing on any other basis.
2. Transfer eligibility
Some cemeteries and states place real restrictions on resale - see cemetery plot transfer rules for how this varies. Ask the cemetery whether this specific plot is eligible to transfer, whether it holds a right of first refusal, and what its approval process requires. A cheaper listing that turns out to be ineligible for transfer isn't actually a better deal.
3. Total cost, not just the asking price
Ask the cemetery for its current transfer fee and add it to the listing price before comparing. A $4,000 listing with a $150 transfer fee and a $4,300 listing with no fee may cost about the same in the end.
4. Plot type, section, and space count
Confirm exactly what's included - a single space, a companion plot, or multiple spaces - and where in the cemetery it sits. A listing's photos and description won't always make this clear; ask directly.
Comparison checklist
Use this for every listing you're seriously considering:
| Check | Confirmed with cemetery office? |
|---|---|
| Recorded owner matches the seller | |
| Plot is eligible to transfer | |
| Total cost (listing price + transfer fee) | |
| Plot type and number of spaces | |
| Section/location within the cemetery | |
| Endowment care fund status |
Use a saved search to track new listings
If you know what you're looking for - a specific cemetery, plot type, or price range - save that search on /plots rather than re-browsing from scratch. It keeps your filters ready to revisit as new listings are posted, so you can compare new matches against what you've already reviewed instead of starting over.
Once you've identified a listing worth pursuing, see how do you buy a cemetery plot for the full verification and purchase process.
